There could be several reasons why an active listing on Airbnb or VRBO might not show up on the SEO map:
1. Not using available dates. Owners either don't verify the calendar dates they are using are available, or they aren't using dates at all. Dates are required for the SEO to properly work. No guest is searching the site without dates, we shouldn't be either. Thousands of homes could be in one area, Airbnb is only going to show a certain amount (max at 15 pages, that could be a fraction of the homes in the area).
2. Not meeting nightly requirements. Owners could be following the first rule, but searching during a date range that has a 5-night minimum but only searching a Friday-Sunday with a 2-night stay. A home that exceeds that nightly minimum isn't going to populate in results, even if available.
3. Zooming in too closely on the map. Most screenshots of the map view that we receive are zoomed in too much. All OTA platforms have a security feature that masks exact location until a booking is confirmed. So if you are zooming in too closely on the map, your home is going to be masked. If you are zooming in and seeing other homes, there are multiple reasons why that may be, but the two main reasons are A.) They have turned off their security features (we will not do this) or B.) It is actually showing a property that is in a slightly different area but that security feature is masking the true location and showing the home a little off from where it really is. We recommend never zooming in more than 3 times depending on the size of the area. Highly populated areas, such as very large cities you might be able to zoom 1 or 2 more times. Smaller areas shouldn't exceed 3.
4. Searching their home far too often. These are smart SEOs that we work with. Both the platform itself, and the web browser we are using. It's recommended to utilize incognito mode. If you are searching a specific property enough times without creating a booking for it, the platform and your browser are going to read this situation as you've viewed the home repeatedly and still aren't interested so we aren't going to show it to you anymore. If you want to know that your home is live on the platform, use the direct link. If that link populates and you can add dates, then the home is active 100% of the time.
5. Last but not least, a combination of all of the above is often done.
